Well when it was compared to the epicness of a game like Oblivion, and then offered more, it would make you expect so much. Plus the trailers had amazing graphics, yet the game's actual graphics sucked and it even had framerate issues on a 360... wtf? And then online play definitely had me wanting it. Turns out that sucked too. I couldn't name one good thing about that game that was actually fun besides pissing everyone else off by teaming up with my friend and killing all the townspeople. (They gave sweet exp too). Such a terrible game.

Two Worlds - I liked some bits of it, but there were 2 really huge parts that annoyed me:
    1. When you play it as an MMO, no one likes pvp. they all like rpg, and that is because you can cheat in it. stupid dragon and unicorn potions ruin fun for people who spend time to lvl up
    2. (Spoiler)One of the last bosses is easier than the other, and 360 owners get a whopping 320 gamerscore for killing the easier of the 2, WTF?!

Tales of Symphonia: Dawn of the New World - Ok, you gotta admit, the monster catching part was pretty epic (pokemon fan took over), but not being able to play as the monsters? One of the reasons I got the first one was because of 4 player coop epicness. You had more chances to do coop in the first one than you did in this one. Plus, the world map sucks, and also character replacement (Emil is crap compared to Lloyd). And (spoiler)there is no Crispin Freeman! You can't have a sequel if you don't have original voice actors like Crispin!

Chrono Cross - Ok, if it wasn't a sequel to Chrono Trigger, I probably wouldn't have a problem with this one. And yes, it is a sequel. There are tons of tidbits of parts that were carried over. This wasn't as epic, though. It just made me want to play Chrono Trigger more!

There are tons of games that I could name, but just don't remember at the time being.

Call of Duty 5 was a little bit of a let-down after all it's hype.
Also, Lost Planet fits your words perfectly. I spent a little while trying to decide between wasting $20 on a cheap old game and it came down to Assassin's Creed, and Lost Planet. I chose Lost Planet. I definantly should have gotton Assassin's Creed.. What the hell was I thinking?! The sequel is probably going to be a bust too.

Killzone 2 was a huge letdown for me. After the initial buzz wore off it was just another generic shooter.

Red Alert 3 for 360, the game completely sucks mainly becuase of the controls. I got a good hour of gameplay out of it before I put it on the shelf to collect dust.

Red Alert 2 was so dope for PC, I can remember playing countless games.

That's a shame. It looked like it was gonna be good.

well the biggest let downs for me would have to be,
Enemy Territories: Quake Wars for the Xbox 360
    and
UFC undisputed 2009 for Xbox 360

Enemy Territories was so garbage, even thought Quake was like a awesome series even though Quake 4 wasnt so good. Quake Wars was just a thumbs down and ruined the Quake Series

UFC is a really amazing game but you get bored of it after a week its all repetitive gaming even online people usually always use the same moves, even though it was a awesome game, just the repetitive-ness in the game made it so boring

A huge let down for me was End War. Being that Tom Clancy made the game I was expecting it to be fairly good, but the game was downright terrible. The headset controls were absolutely terrible and the overall gameplay was beyond bad, such a letdown.

Red Alert 3 is okay, but nowhere near as good as 2 or the original (which was the best). RA3 is too, oh what's the word.....imaginative, for it's own good. The way they had it in the original was perfect. The impossible technologies (like Tesla Coils that are controllable) were believable. It also looked and, more importantly, felt like it could be possible.

Fable 2 was a letdown. I was expecting so much from that game. The story is nowhere near as long or as good as I thought it would be. The character customization (as in hair styles, dyes, and clothes) is disappointing, to say the least. Plus, the spells and abilities could've been better and more refined (hell, they only give you four abilities for Strength and Skill, when they should've given you five, just for consistancy).

Rainbow Six: Vegas 2 was disappointing. The graphics were worse, and the sound quality was horrible (both voice and gun effects). Never played it online, and didn't even bother finishing the first mission, so I can't say anything about those.

Operation: Anchorage for Fallout 3 was nowhere near as good as it should've been. It was too short, and too much like a shooter. It's also weird how after you finish the simulator, the Outcasts in the bunker all go crazy and start killing each other and shooting at you.

I disagree with Fallout 3: Operation Anchornage it was amazing yes it had a little bad ending and it was a little short, but it was still amazing the story was well planned through, plus even though it's a bad ending you still get all this good gear from it such as the Chinese Stealth Armor and the Gauss Rifle

Vegas 2 wasn't as good as the first one, but I thought it was a decent game. If you haven't tried the online, and didn't even finish the first mission, how much of the game did you really play? how can you say it was a total let down?

I said it was disappointing, not a total let down. Usually, I would make that connection as well, but I used disappointing because that's what it was. Since I didn't play it, like you said, I can't say it's a complete let down. But, it was disappointing enough to make me not want to play it.

The online in Vegas 2 is actually really good, the online character customization is very well done. Also, the terrorist hunt both online and in the SP is awesome. Give the game another try, play some terrorist hunt and play a couple missions, I think you'll find that it's not that bad, although the first one I think is better.

    any socom game after s2.

need for speed: undercover. i was really hoping this one was an apology for prostreet but i was 110% wrong.

star war: force unleashed. amazing game for the most part but it was way too short, and the unlockable characters were useless.

lego batman. it just didn't have the same childish fun feeling of lego star wars for some reason.
